Independent appraisal report from a valuator accredited by Turkey's Capital Markets Board.

3-year property holding period
Mandatory holding period from title deed registration date. Sale is not permitted before that.
Clean criminal record
No criminal history in Turkey or your country of residence. Security screening is mandatory.

Not on international sanctions lists
The applicant must not be listed on any international sanctions or watchlists.

Valid passport
Passport valid for a sufficient period + recent biometric photographs.

DAB Certificate (Doviz Alim Belgesi)
Foreign currency purchase certificate from the Turkish Central Bank. It proves that the transfer was made through official channels and the dollars were converted to Turkish lira via the Central Bank. Mandatory requirement for citizenship application acceptance.

Translated into Turkish and officially notarized (noter) — for all family members included in the application.
Birth Certificates
Translated and notarized — for all family members included in the application.
Marriage Certificate (if applicable)
Translated and officially notarized — required to include spouse and children in the application.
Biometric Photographs
White background, passport-specification photos — for all family members.
Title Deed (Tapu)
Official property registration document in the investor's name — issued upon purchase completion.
SPK Valuation Report
Accredited valuation report confirming the property value exceeds $400,000.
DAB Certificate
Foreign currency purchase certificate from the Central Bank — proves the funds were transferred through official channels.
Power of Attorney (Vekaletname)
Authorization for the Turkish attorney to follow up on citizenship procedures — issued at a notary public in Turkey.
