Turkish Citizenship Program

Is the Turkish citizenship by investment program still active?+
Yes, the program is fully active as of today. The minimum investment threshold of $400,000 has been in place since 2022. The only changes that may occur are an increase in the minimum threshold or documentation requirements — both of which are always announced in advance. We monitor government decisions continuously and inform you of any changes that affect your situation.
What is the actual total cost — not just the property price?+
The total cost ranges between $420,000 and $425,000. This includes: the property ($400K+ minimum), title deed transfer tax (4% ≈ $16,000), SPK valuation ($300–$500), attorney fees ($2,000–$3,500), translation and notarization ($500–$1,000), and government fees (~$500). We explain all of these numbers in the first consultation — no surprises after that. Calculate your exact cost →
How long does it take from purchase to passport?+
The realistic timeline is 4 to 12 months. Consultation and property selection (1–2 weeks), legal verification and purchase (2–4 weeks), citizenship application filing (2–4 weeks), government review (3–8 months — the longest phase), then passport issuance. Anyone promising less than 4 months is not telling you the truth.
Does the Turkish passport include my entire family?+
Yes. Your spouse and children under 18 all receive Turkish citizenship in the same application — with no additional citizenship fees. Individual passport issuance fees are paid separately and are nominal (approximately $50 per person).
Can I sell the property after getting citizenship?+
Yes, but only after 3 years from the title deed registration date. This is the legally mandated holding period. After that, you are free to sell. Turkish citizenship is not revoked once granted — even if you sell the property. We assist with the sale through our property selling service.

Practical Procedures

Do I need to travel to Istanbul?+
In most cases, a single visit (3–5 days) is sufficient to select the property and sign the contract. You can authorize a lawyer with a power of attorney to complete the title deed procedures if you cannot attend in person. Some stages of the citizenship application require personal presence — we notify you well in advance so you can plan your trip.
What is an SPK valuation and why is it important?+
SPK valuation is an independent appraisal conducted by a valuator accredited by Turkey's Capital Markets Board (CMB/SPK). It is mandatory for every property used in a citizenship application. The purpose is to confirm that the declared value matches the actual market value. Without it, your application will be rejected. We verify property eligibility before you pay anything.
How do I transfer the funds from my country to Turkey?+
Transfers are made via international bank wire (SWIFT) from your personal account to the seller's or developer's account in Turkey. The transfer must be in your name and documented with an official bank receipt. This is a requirement for the citizenship application. We coordinate every step of the process with you in detail.

About IDEX

What makes IDEX different from a regular real estate agency?+
A regular agency sells you a property and the relationship ends. IDEX operates as an advisory: we help you define your goal, select a property tailored specifically to that goal, manage the entire citizenship process, and manage the property after purchase if you choose. The relationship does not end at signing — it begins there.
Can I buy property just for rental income without citizenship?+
Absolutely. Our property purchase and management service is completely independent of the citizenship program. The required budget is lower ($70K–$200K) and the procedures are simpler. Istanbul offers real rental yields of 4–7% in the right neighborhoods — and we identify those neighborhoods based on market data, not guesswork.
Why do you only work in Istanbul?+
Because specialization builds real expertise. We know Istanbul neighborhood by neighborhood — the promising areas, the trustworthy developers, the real prices versus inflated ones. If we worked in every city, we would not know any of them at this depth. If you are looking for Antalya or Ankara, we are not the right choice — and we say that openly.
