Turkish Citizenship Rejection Reasons: What No One Tells You

October 20, 2026 5 min read IDEX Real Estate

Most investors approaching the Turkish citizenship by investment application assume the process is straightforward after the property purchase. Some encounter delays. Some face rejection. The problem is that most real estate companies do not discuss this topic openly — IDEX does.

This article covers the leading causes of Turkish citizenship application rejections and delays, with practical steps to avoid each one.

1. SPK Valuation Problems

The SPK valuation is the official document confirming your property meets or exceeds the $400,000 threshold. Rejection occurs when:

  • The purchase price exceeds the SPK valuation — you paid more than the application officially acknowledges
  • The valuation was issued by a firm connected to the developer (conflict of interest)
  • The valuation expired before the application was submitted

Prevention: Commission an independent SPK valuation before signing any purchase agreement, from an unaffiliated appraisal firm.

2. DAB Certificate Issues

The DAB (Döviz Alım Belgesi) proves funds were transferred to Turkey through official banking channels. Rejections occur when:

  • Any portion of the funds arrived via informal transfer or cash
  • Multiple currencies are combined incorrectly in a single certificate
  • The name on the bank transfer differs from the applicant’s name on official documents
  • Funds were transferred before the purchase contract was signed, creating a timing conflict

Prevention: Transfer all funds via an approved Turkish bank. Ensure the name on the transfer exactly matches all application documents.

3. Document Errors and Translation Issues

This cause accounts for a large share of processing delays. Common errors:

  • Applicant’s name in passport differs from birth certificate — even one letter or a missing middle name
  • Translations not certified, or certified in a third country without Apostille
  • Children’s birth certificates missing Apostille stamps
  • Documents expired or with less than 6 months remaining validity

Prevention: Review every document carefully before submission. Any name inconsistency across documents will halt the file.

4. Security Background Check Delays

A security delay is not a rejection — but it can extend the timeline from 4 months to 12 months or longer. Delays are more common when:

  • The applicant holds certain nationalities subject to extended review (no official public list)
  • Any legal history or disputes exist in any country
  • The applicant has multiple nationalities or prior residence in multiple countries

This factor cannot always be avoided, but complete transparency in the application file reduces the risk.

5. Shared Ownership Without Proper Documentation

Purchasing with co-investors is permitted, but each investor’s share must independently demonstrate a value of at least $400,000. Applications are rejected when shared ownership is not documented with sufficient clarity per investor.

6. Property Ineligibility

Not every property qualifies for the citizenship program. Common disqualifying factors:

  • The property was previously sold to a foreigner within the last 3 years
  • The property is located in a district that has reached the 10% foreign ownership cap
  • The property is commercial rather than residential (requires a different pathway)
  • The title deed is incomplete or the property has unresolved legal encumbrances

7. Criminal Record or Sanctions Listing

Any criminal record in any country, or appearance on international sanctions lists, will result in rejection. Turkey cross-references multiple international databases during security screening.

What to Do If Your Application Is Delayed or Rejected

A delay is not a rejection — the majority of delayed files are resolved after completing missing documentation. An actual rejection can be legally challenged, but requires a specialized Turkish immigration lawyer.

IDEX does not provide legal services, but we refer clients to trusted lawyers and help prepare the file correctly from the start.

Summary

Turkish citizenship applications are not rejected arbitrarily. Every rejection or delay has a specific, technical cause — and most are avoidable with the right preparation. The solution starts with a properly assembled file before any other step is taken.
