Nearly all Turkish citizenship content online focuses on real estate — but there are 4 other legally recognized pathways. Each has its own logic and fits a different investor profile. This article explains the alternatives with real numbers.
Pathway 1: Real Estate ($400,000+)
The most common route — purchase property worth $400,000 or more per SPK valuation and hold for 3 years. The key advantage: the investment remains yours, it can be rented, and sold after 3 years. The trade-off: capital tied to an illiquid asset for 3 years.
Pathway 2: Bank Deposit ($500,000)
Deposit $500,000 or equivalent in an approved Turkish bank for 3 years without withdrawal. The deposit is held in a Turkish bank and an official certificate is submitted with the citizenship application.
Advantages: No SPK valuation requirements, no property maintenance obligations, simpler procedurally.
Disadvantages: Capital frozen for 3 years, limited return (bank interest only), higher threshold than real estate ($500K vs $400K).
This pathway suits investors who want to avoid property management complexity or have liquid capital ready.
Pathway 3: Government Bonds ($500,000)
Purchase Turkish government bonds worth $500,000 or equivalent for 3 years. Suitable for conservative investors who prefer Turkish government securities over real estate market risk.
Return: Fixed bond yield — relatively higher than standard bank deposits.
Disadvantages: Exposure to Turkish Lira fluctuations, higher threshold than real estate.
Pathway 4: Job Creation
Establish a Turkish company and employ a minimum of 50 Turkish citizens on a formal, ongoing basis. Requires certification from Turkey’s Ministry of Labor.
This pathway is rare in practice — sustaining employment for 50 people requires a real operating business, not a passive investment. It does not suit investors seeking citizenship without active operations in Turkey.
Comparison Table
| Pathway | Amount | Hold Period | Capital Recovery | Return |
|---|---|---|---|---|

| Government bonds | $500,000 | 3 years | Redeem at maturity | Bond yield |
| Job creation | Variable | Ongoing | — | Business profits |
